BEFORE BOOKING

#1 Who can live at Smart Studios?

Smart studios can accommodate all individuals (adults); including students, professionals and others who for other reasons are connected to the city of Lisbon. Notes: (1) Smart Studios accepts children to live with our residents as long as they are 12 years of age or older; (2) Smart Studios does not allow pets.

#2 Minimum period of stay

3 months: Ajuda I, Ajuda II, Ajuda III, Ajuda IV e Carcavelos.
5 months: Laranjeiras, Campolide, Janelas Verdes e Sta. Apolonia.

#3 Can I visit the studios?

Usually the apartments are occupied and to respect everyone’s privacy we do not conduct visits. However, you have our virtual tours page at your disposal: Virtual Tour 3D or you can schedule your visit directly with our commercial team: Schedule Visits

#4 What does my studio include?

Most Smart Studios’ studios come equipped with own kitchenette and private bathroom. In case of any studio’s exception, there will always be a common kitchen or shared bathroom in the residence. To purchase our kitchen utensils and/or bed/towels linen, you can do so on your resident’s portal after completing your reservation. See the values here: Extra Kits

#5 What includes my monthly fee?

Wi-fi, water, electricity.

#6 Is the kitchen equipped?

Is equipped with a microwave, mini-fridge, ceramic hob, extractor fan, and ceramic or induction hob (depending on the residence).

#7 Check-in e check-outs rules

Entry to our buildings and typologies is done through a mobile application.
Self check-ins: Every day from 3pm
Self check-outs: Every day until 11am

If you stay in the studio beyond the stipulated check-out time, an additional fee of € 100 will be charged.

TO BOOKING

#8 How do I make a reservation?

You must book through our platform, choosing the typology and residence more convenient for you.

#9 What official documents will I need to make the reservation?

You will only need to enter your personal data on our platform, it is not necessary to send any kind of personal documentation.

#10 What payments will I have to make at the time of booking and after entering the apartment?

If the studio of your interest is available, at the time of booking you will have to pay a deposit that is equal to the value of one monthly fee. This will be returned at the end of your contract within a maximum period of 30 working days, if the studio is as delivered.

#11 What are the payment methods?

Credit or debit card, through the resident’s portal.

#12 Is the deposit returned at the end of the contract?

If there is any damaged equipment, we will deduce the corresponding value from the security deposit, otherwise we will refund the full amount.

#13 What is the contract termination policy and/or reservation cancelations?

Our contracts are not terminable.

The Down Payment and security deposit are intended to ensure that the Studio is reserved for the Second Contracting Party to the start date of the contract.

The Parties acknowledge that the cancellation of a reservation may cause damages to the First Contracting Party due to opportunity cost of the lost reservation and therefore any cancellations in the Smart Studios must be duly justified and subject to the following rules:

a) The Down Payment and security deposit shall be refunded in 75% if the Second Contracting Party cancels this Agreement with 60 days or more of its commencement, and the Second Contracting Party shall only bear the costs of the bank transfer with the refund of the down payment by the same method;

b) The Down Payment and security deposit shall be refunded in 50% if the Second Contracting Party cancels this Agreement with 30 days or more, but less than 60 days of its beginning, only bearing the costs of the bank transfer or with any other means that the First Contracting Party may indicate for the return the down payment;

c) The Down Payment and security deposit shall not be refunded if the Second Contracting Party cancels the contract less than 30 days in advance of its commencement.

#14 Reservations made through an intermediary / partner of Smart Studios:

If you make a reservation through one of our partners and later wish to cancel or amend any component of your reservation, you should contact the intermediary / partner directly, sending an email to the respective customer support / service before making any changes. The customer support / service will then contact Smart Studios. Cancellations of the reservation without prior notification and authorization, is subject to the non-refund of the amounts paid upfront during the booking.

#15 Can I choose my room?

Tell us your preference at time of booking, we will try to allocate you to the studio that will fits you better.

#16 The studios can accommodate two people?

Whenever studios and T1s indicate in the details that it has a maximum capacity for two people. The monthly fee is already referring to the typology and not the number of occupants.

AFTER BOOKING

#17 When will I have to pay the monthly fees?

After the starting date of your contract, you will have 8 days to pay the first monthly fee.

In the following months, the process is repeated, having until the 8th of each month, to pay the monthly fees. All this through the resident’s portal.

If there is a delay in the payment of monthly fees, a penalty fee will be applied.

#18 Can I receive visits/overnights in my studio?

You may have sporadically visits to the studio, with a mandatory notice 48 hours in advance, subject to authorisation from the administration.

#19 Self-service laundry

Is paid: washing 3,50€ and drying 1,50€

#20 Is there any common use tools?

Yes, generally all our residencies have iron, ironing board, broom and vacuum cleaner.

#21 Can I smoke in the residence? And in the apartment?

Smoking is not allowed in the interior common areas in the apartment.

#22 Is the kitchen, bed and bathroom fully equipped?

No. If you want to buy bedlinen, cook utensils and towels, smart studios has extra kits:

#24 Transfers from Lisbon Airport to Smart Studios Residences or from Smart Studios Residences to Lisbon Airport

At the Resident Portal when you make your reservation you can request our transfers. You will be contacted by smart studios commercial team to schedule the desired time, you will need to share your flight number. For further information please contact us at: commercial@smartstudios.pt

#26 Exchange Studios:

If you are unsatisfied or tired of being in the same studio, Smart Studios allows you to exchange studios, subject to availability and a payment of 25 € (VAT included).

#27 Parking

Parking Carcavelos:

  • Parking on the -1 floor without fixed spaces (semi covered park)

Parking Sta. Apolonia:

  • Upon request by email commercial@smartstudios.pt

  • There are no fixed spaces
  • 28 seats available (outdoor parking)

In the remaining residences, there is no parking.
