Who can live at Smart Studios?
smart studios accommodate all individual people (aged over); including students, professionals and others who for other reasons are connected to the city of Lisbon.
Notes: (1) Smart Studios accepts children to live with our residents as long as they are 12 years old or older; (2) Smart Studios does not allow pets.
What is the minimum period of stay?
5 months in residences: Porto, Carcavelos e Estoril.
6 months in residences: Ajuda I, Ajuda II, Ajuda III, Ajuda IV e Sta. Apolónia.
Can I visit the studios or residences to get to know them better?
Studios are usually not available to be visited as they are occupied. However, you can visit our virtual tours page: Virtual Tour 3D
What is included in a studio?
Most studios at smart studios are equipped with a kitchenette and private bathroom. In case any studio does not have it, it will always have a shared kitchen or toilet. To purchase kitchen utensils and/or bed linen, you can request when booking. See the values here: Complements
What does my monthly fee include?
Wifi, water, electricity. And the use of some common utensils and equipment. It also includes the free use of common spaces for rest or socializing.
Is the kitchen equipped?
It is equipped with microwave, mini-bar fridge, extractor hood and induction hob or ceramic hob (depending on the residence). But it is not equipped with kitchen utensils (cutlery, plates, frying pan, etc). You can purchase these types of utensils with us as an extra kit (for example, a kitchen kit for an individual studio can be purchased for €50).
What other rules do you have for check-in and check-out?
Entrance to our buildings and typologies is done through a mobile application.
– Self check-ins: Every day from 15:00
– Self check-outs: Every day until 11:00 am
How do I make a reservation?
You can book through our platform, choosing the most convenient type and residence for you.
What official documents will I need to make the reservation?
You will only need a passport or citizen’s card.
What is the contract termination and reservation cancellation policy
Our contracts are non-terminatable.
The amount paid as security is intended to ensure that the Studio is reserved for the Second Party until the start date of the Contract.
The parties acknowledge that the cancellation of a reservation may cause damage to the First Party due to the opportunity cost of the lost reservation, whereby cancellations in SMART STUDIOS must be duly justified and are subject to the following rules:
a) The amount paid as a security deposit is 75% refunded if the Second Party cancels this Agreement 60 or more days before its start, the Second Party bearing only the costs of the bank transfer with the return of the amount paid by the same payment method; bank with the return of the amount paid by the same payment method;
b) The amount paid as a security deposit is 50% refunded if the Second Party cancels this Agreement with 30 or more days, but less than 60 days, in advance of its start, bearing the costs of bank transfer or another means that the First Party may indicate for the return;
c) The amount paid as a deposit will not be refunded if the Second Party cancels the Contract with less than 30 days prior to its commencement.
Bookings made through a Smart Studios intermediary/partner:
If you make a reservation through one of our partners and subsequently wish to cancel or change any part of your stay, you must contact the intermediary/partner directly, sending an email to the respective customer support/service before making any changes. Customer support/service will contact Smart Studios later. Booking cancellation without prior notice and authorization is subject to non-refund of amounts paid at the time of booking.
Can I choose my studio?
smart studios likes to see its residents happy. Tell us your preference and we will try to allocate you to the most suitable studio.
Are the studios suitable for two people?
Whenever studios and T1s indicate the price per extra person or price for two people, it means that they are given for two people, at the time of booking, in the “add-ons” section, add “extra person”.
What will I have to bring for check-in?
Proof of payments made up to the date of departure (last monthly fee and deposit) and original signed contract.
Can I bring visitors?
You may have sporadically visits to the studio, notifying the management in advance.
Is the laundry self service?
Yes. The values are €3.50 each wash and €1.50 each drying.
Do they have common utensils or equipment?
Yes, generally all of our residences have an iron, ironing board, broom and vacuum, all for community use by our residents.
Can I smoke in the residence? And in my studio?
Smoking is not allowed in the interior common areas of the residences and inside the studios.
Is it possible to change studio or residence?
If you are dissatisfied or tired of being in the same studio, Smart Studios allows you to change studios, always subject to availability and a payment of €25 (VAT included).
How does free Wi-Fi access work?
Regarding the internet, access is free in all residences. Our speeds are as follows:
2G wifi network – 20 to 54 Mbps
5G wifi network – 60 to 90 Mbps
Cable network – 100 to 200 Mbps
Any of the above speeds vary between the indicated values. It is not guaranteed that the maximum speed is constant, it always depends on the users’ equipment and the number of users connected simultaneously at the same signal points.
Note: the installation of contracted private networks is not allowed in our buildings only if they are networks via GSM without the passage of any cable in the building or alteration of existing installations.

What payments will I have to make at the time of booking and after entering the studios?
If the studio of your interest is available, you will have to pay a deposit at the time of booking (returned at the end of the contract, if everything is as delivered). After checking in at the studios, you will have 8 days to pay the first monthly fee.
In the following months, the process is repeated, you have until the 8th of each month, to pay the monthly fee for that month. All this through the online platform.
If there is a delay in the payment of monthly fees, a penalty fee will be applied.
What payment methods are there?
Credit or debit card.
Is the security deposit returned at the end of the contract?
If there is any damaged equipment or furniture, we will withdraw the corresponding amount from the deposit, otherwise we will return it in full.
